The Veil resort by Bofill Debuts in Dhërmi, Albania

The Veil resort by Bofill Taller de Arquitectura is under construction in Dhërmi (a coastal village on Albania's Riviera), designed to minimize impact on an ecologically sensitive hillside overlooking the Adriatic Sea, the firm said.

The project, The Veil resort, will span two adjacent building sites and include 366 apartments and 77 villas across 16 residential types, the firm said in a statement. The development is sited within dense broadleaf woodland and steep terrain, and the designers say the master plan aims to keep interventions minimal and largely invisible in the landscape.

The Veil resort: layout and materials

Pathways and stepped routes through the property will be paved in locally sourced stone, continuing the natural lines of the surrounding slopes. The design team selected four stone color tones to match the existing geology and to create visual continuity with the hills.

Exterior walls will combine concrete with glazed ceramic tiles, using light and shadow to add depth and unity to the facades, the firm said. The Veil resort aims for a veil like lightness in its visual effect, with articulated surfaces that read as layers rather than monolithic blocks.

    Facilities and central courtyard

The resort's core amenities will include a social club, restaurant, fitness facilities, and several swimming pools arranged around an ancient tree to form a central courtyard, the firm said. The layout places communal facilities at the heart of the development so the natural landscape remains the primary visual focus.

Public and private outdoor spaces will be connected by terraces and wide balconies to integrate indoor living with the rugged coastal views. The firm said the arrangement of windows, terraces, and open balconies is intended to merge internal living spaces with the surrounding wilderness.

    Architecture strategy and viewing experience

The design concept uses a sequence of horizontal platforms and vertically oriented elements so buildings emerge among the trees and step upward through the forest canopy. The approach seeks to preserve sightlines while offering panoramic views of the Adriatic Sea from multiple levels.

Large glazed openings and open terraces are central to the scheme, the firm said, allowing residents and guests to experience the coastal panorama and the surrounding woodland. Bofill Taller de Arquitectura described the aesthetic as restrained, prioritizing material harmony with the site and minimizing visual intrusion.

    Project status

The Veil resort is currently under construction, and Bofill Taller de Arquitectura said it is coordinating with local builders and consultants to respect the environmental sensitivities of the site. The firm did not provide a public completion date in its announcement.

For images and additional technical details, Bofill Taller de Arquitectura published a project brief and renderings with its statement on the development's concept and material palette.
